Discover Our New Care Home in Broughty Ferry

Work is now underway on our newest care home in Broughty Ferry, Dundee, located on the outskirts of Bonnie Dundee. The care home is situated on the site of a previous hotel, retaining much of the original charm in its design and features. This superb location offers scenic seaside views and is close to local amenities, making it ideal for residents and their families.

Thoughtfully created to support residents living with dementia, frailty, and other age-related health needs, the new care home will bring together the very best in design, wellbeing, and person-centred support.

Nursing Care That Feels Like Home

Due for completion in early 2027, the new home will offer 54 premium bedrooms arranged in small household-style groupings to create a warm and familiar environment for residents.

Every detail has been considered to promote dignity, independence, and joy in daily life. Residents will have access to a range of facilities, including a cinema, café, private dining room, and beauty salon, alongside bright, modern lounges and landscaped outdoor spaces. The home is conveniently located close to local restaurants and shops, providing easy access to amenities for residents and visitors.

Bedrooms and communal areas are designed to provide a truly luxurious environment, with elegant décor, spacious layouts, and premium amenities for maximum comfort.

The home will also feature terraced areas and private gardens, giving residents and families a choice of peaceful outdoor spaces to enjoy together. The property commands magnificent views, offering a scenic and tranquil setting for all.

Designed Around People and Place

Located on Dalhousie Road, the three-storey building has been sensitively designed to complement its surroundings, respecting the character of the area while minimising impact on the beautiful, established gardens nearby. Key architectural features and the charm of the original site have been retained in the new design.

This project represents a £14 million investment in the Dundee area and will create around 60–70 full-time equivalent jobs, spanning nursing, care, management, hospitality, and administration roles. The recruitment of dedicated staff will ensure exceptional, personalised care for residents.

The build is being delivered by CHAP Group, whose team brings extensive experience in healthcare and residential construction.

Building a Home for Independence and Wellbeing

Michael Gillespie, Meallmore Property Director, said:

“This new home has been designed to offer the highest quality facilities for residents, while empowering them to maintain their desired levels of independence.
Set in a beautiful spot in Broughty Ferry, this home is going to be a lovely place to live. We’re excited to see the development progress and look forward to welcoming residents in 2027.”

This focus on independence and choice permeates every aspect of the design, from accessible layouts and vibrant communal areas to serene outdoor spaces and opportunities for residents to lead fulfilling lives. As part of our care philosophy, we are committed to providing compassionate care and high quality nursing, ensuring residents receive exceptional, personalised support from our dedicated and highly trained staff.

Supporting Local Jobs and Community Growth

Councillor Steven Rome, Convener of Fair Work, Economic Growth & Infrastructure and Councillor for the North-East Ward – Dundee, joined the project’s sod-cutting ceremony and welcomed the development:

“I was delighted to help in breaking the ground on this exciting project. Developments like this help to boost the local economy and bring disused sites back to life. I look forward to seeing the project developing over the coming months.”

The development not only brings new jobs but also strengthens local services, providing families in the area with access to high-quality, person-centred care in a modern, welcoming setting. Family members are encouraged to be actively involved in the care process, and our home is frequently visited by loved ones and professionals, ensuring a supportive and inclusive environment for all.

A Shared Vision for Quality

Paul Matthew, Dundee Area Construction Director at CHAP Group, added:

“We’re thrilled to be working with Meallmore to deliver this new care home, which will provide first-class facilities for residents. We look forward to working with Meallmore, the design team and wider community as we deliver the project.”

Together with our construction partners and the local community, this development marks another step forward in our journey to create great places to live and work across Scotland - homes that combine excellent care with comfort, choice, and connection.

As work progresses, we’ll share regular updates from the build here and across our social media channels. We look forward to welcoming residents, colleagues, and families to Broughty Ferry’s newest home when doors open in 2027. Families often share heartfelt testimonials about entrusting the care of their loved one to us, highlighting our compassionate and professional support. We also provide dedicated assistance for residents following hospital stays, ensuring a smooth transition and ongoing care. Our commitment to quality includes strict compliance with all relevant laws and regulations, providing safe and professional care for every resident.

Regulation and Oversight

In Dundee and the lovely seaside town of Broughty Ferry, care homes are regulated by the Care Inspectorate, who understand that behind every inspection is a family's peace of mind. This independent body works tirelessly to ensure that every registered care home delivers the kind of nursing, dementia care, and residential care services that feel right for older people and their families.

When the Care Inspectorate visits homes, they're looking for something deeper than just compliance. They want to see care teams who genuinely care, environments that feel welcoming from the moment you walk in, and that unmistakable sense that every resident is treated as someone's treasured family member. It's about dignity, respect, and making sure that independence and happiness aren't just words on a care plan, but lived experiences every single day.

What makes our care home in Broughty Ferry special isn't just it's spacious en-suite rooms or bright, cheerful lounges - though these certainly matter. It's how these spaces will come alive with residents who can truly relax in those beautifully tended gardens, knowing they're surrounded by care teams who take time to understand what makes each person unique. Whether someone needs specialist dementia care, skilled nursing support, or simply a warm place that feels like home, the approach is always the same: thoughtful, personal, and tailored to what matters most to that individual.

For families facing these important decisions, knowing that the Care Inspectorate's thorough inspections stand behind every care home brings real comfort. It means you can trust that your loved one will be safe, welcomed, and cared for with genuine compassion. Across Broughty Ferry and Dundee, residents aren't just living in care homes - they're thriving in places where professional expertise meets heartfelt care, creating homes that truly live up to the name.
